## Who We Are

Greater Tyler House and Land Buyers is a local, direct cash buyer of houses and land, based at 1828 E SE Loop 323 Ste 109, Tyler, TX 75703, serving Tyler and all of East Texas. We buy property directly from owners. We are not a real estate agent, broker, or brokerage; we do not list, market, or sell property for other people; and we have nothing for sale.

## What We Do

We buy houses and land for cash, in any condition and most any situation, directly from the owner. The information on this website describes what we do and the kinds of situations we help with. Nothing on this site is a formal offer to buy, a contract, or a guarantee of any price. Any offer we make is specific to a property and becomes binding only through a written purchase agreement signed by both parties. We may buy a property directly or assign the purchase agreement to a vetted buyer who completes the purchase. Either way, the price you accept in writing is the price you're paid.

We are a direct cash buyer, not a licensed real estate brokerage. We don't represent you, we don't list your property, and we don't charge commissions or fees. When you sell to us, closing costs are handled as set out in your purchase agreement.

## SMS Terms and Conditions

How You Opt In. You opt in to text messages from Greater Tyler House and Land Buyers by giving us your mobile number and agreeing to receive texts — for example, by checking the consent box on a form on our website, or by texting us first. We only text people who have opted in.

What We Text You About. We send two kinds of messages, and you opt in to each separately. Transactional messages relate to your inquiry and your offer — answering questions, following up, arranging a walkthrough, and coordinating your closing. Marketing messages are occasional updates and offers.

Opting Out. You can opt out at any time by replying STOP to any message you receive from us. After you reply STOP, we'll send one confirmation message and then stop texting you. To opt back in later, just contact us.
